Lettings generally run from 4pm on the day of arrival to
11.00am on the day of departure. The check-in day is Friday or Saturday but this is flexible depending on other
bookings at the time. Please contact us with your requirements, we will always try our best to accommodate you.

BOOKINGS:
To make a booking, please contact us and we will email you a Booking Form to complete. A booking shall only be considered "confirmed" when we are in
receipt of the signed and completed Booking Form, a £100 security deposit (refundable) and 50% payment in
advance (100% in advance when a booking is made less than 6 weeks prior to arrival).
We will then send you a
formal confirmation of your booking and receipt for your payment.
PAYMENTS:
Payments are accepted by cheque, cash, bank transfer or Paypal
in £GBP.
Payments
made by Paypal or bank/wire transfer from overseas will be subject to an additional £10 fee to over the
bank charges enforced on us.
There is an initial 50% payment required at the time of booking with the remaining 50% balance payable 6 weeks before occupation.
Please note, we do email you a reminder regarding this balance, but if the payment is not received, it will be assumed
that you wish to cancel the booking.
If the booking is made less
than 6 weeks before occupation then 100% of the payment should be paid at the time of booking, along with the £100 security
deposit.

CANCELLATIONS:
In the unlikely event that you need to cancel your holiday, you should let us know immediately. If
you cancel more than 4 weeks before your arrival, we will attempt to re-let the property. If the property is successfully
let 80% of the monies paid will be refunded and 20% will be retained to cover administrative and advertising costs. If the
property is not re-let, 50% of the monies paid will be forfeited. If you cancel less than 4 weeks before your arrival, 20%
of the monies paid will be refunded, 80% retained. The security deposit will be refunded in all instances.
SECURITY DEPOSIT:
A
security deposit (bond) of £100 will be taken at the time of booking to cover forexample the cost of any serious damage
to the property, breakages (other than wear and tear), excessive cleaning required, loss of house keys, theft, and this will
be refunded in full within 7 days of your departure assuming everything is in order.
The owners reserve the right to amend the tariff and content on this
website at any time.
A copy of the full Terms and Conditions
of the rental will accompany the Booking Form which will be sent to you via email. Completion and signing of the
Booking Form is seen as your acceptance of our Terms & Conditions.
