Lettings generally run from 4pm on the day of arrival to
10.30am on the day of departure. The check-in day is Friday or Saturday but this is flexible depending on other
bookings at the time. Please contact us with your requirements, we will always try our best to accommodate you.

BOOKINGS:
A booking shall only be considered
"confirmed" when we are in receipt of the completed booking form, a £100 refundable security deposit and 50%
payment in advance (100% in advance when a booking is made less than 6 weeks prior to arrival). We will then send you a
confirmation.
PAYMENTS:
Payments are accepted by cheque, cash, bank transfer or Paypal in £GBP. Payments made by Paypal or bank transfer from overseas will be subject
to an additional £10 fee to over the charges enforced on us.
Initial 50% payment required at the time of booking
with the remaining 50% balance payable 6 weeks before occupation. Please note that we do email you a reminder regarding
this balance, but if the payment is not received, it will be assumed that you wish to cancel the booking. If
the booking is made less than 6 weeks before occupation then 100% of the payment should be paid at the time of booking, along
with the £100 refundable security deposit. |

CANCELLATIONS:
In the unlikely event that you need to cancel your holiday, you should let us know immediately and
we will attempt to re-let the property. If the property is successfully let 80% of the monies paid will be refunded and 20%
will be retained to cover administrative and advertising costs. If the property is not re-let, 50% of the monies paid will
be forfeited.
SECURITY DEPOSIT:
A security deposit of £100 will be taken at the time of booking to cover forexample the cost of any
serious damage or breakages, excessive cleaning required, loss of house keys, theft etc, and will be refunded in
full within 7-14 days of your departure if everything is in order. The
owners reserve the right to amend the tariff and content on this website at any time. A
copy of the full Terms and Conditions of the rental will accompany the Booking Form, sent to you via email. Completion
of this Booking Form is regarded as your acceptance of these Terms & Conditions.
